Asphalt Sealcoating
Asphalt sealcoating doubles the life of your asphalt surface—but only when it’s properly applied. At MAC, we don’t cut corners. The asphalt sealcoating process begins with repairs to any structural failures or cracks, plus a thorough cleaning. Shortcuts in these steps will lessen the effectiveness of your sealcoating. Our attention to detail in crack fills, oil spot treatment, additive management and asphalt patching means a long-lasting return on your sealcoating investment.
We use our own premium sealing products including MAC 52, MAC Pro-Blend and MAC Micro-Pave. They protect asphalt from UV rays and water, which helps to slow the process of oxidation and raveling. Covered by one of the best warranties in the industry, you can be sure that all MAC sealcoating products will last. They’re the preferred product of contractors, property owners and facility managers who understand the importance of a product that truly protects as promised.
How often do I need to sealcoat my asphalt pavement?
Asphalt sealcoating is typically recommended every 2–3 years, though the specifics can vary depending on the age and overall condition of the asphalt surface, climate conditions, and traffic patterns.
As your asphalt sealing company, MAC can recommend a maintenance program that will keep your asphalt in the best possible condition while minimizing disruption to your operations. We stake our reputation on quality asphalt maintenance. We will never try to sell you on asphalt sealcoating when you don’t need it, and will always provide upfront and honest recommendations to extend the life of your asphalt paving so you don’t have to pay for a replacement sooner than is necessary.
Asphalt Repair
Choosing an asphalt repair solution is often a matter of weighing immediate cost versus cost-effectiveness over the life of your pavement. As your asphalt repair company, we will assess the damage and make recommendations for the repair solution that will fit both your immediate and long-term needs. Whether you need an asphalt patch or it’s time to consider repair versus replace, we’ll guide you through your available options.
The ultimate goal of asphalt repair is restoring an attractive surface that’s free of trip hazards for pedestrians and potholes that can damage vehicles. Often there is more than one way to address an asphalt paving repair. Here are some of the most common methods.
Crack Filling/Sealing
Hot rubber crack sealing protects your pavement by stopping water from entering the crack and eroding and destabilizing the base and subgrade underneath the asphalt. Unsealed asphalt cracks will eventually cause potholes that are more difficult to repair and that put people and vehicles at risk. Crack sealing is a necessary part of every good preventative maintenance program.
Patching
Patching becomes necessary when an area of asphalt deteriorates to the point it is no longer usable. Asphalt removal and replacement patching, surface patching and pothole patching are all methods MAC utilizes depending on the condition of the surface and the severity of deterioration. We also provide emergency pothole patching with a “cold patch” product during winter months.
Milling
When a paved surface is damaged beyond simple asphalt repairs, milling is a lower cost alternative to complete demolition and repaving. Asphalt milling involves grinding up the surface of the asphalt to provide a smooth surface for repaving. The ground-up asphalt can be reclaimed. Milling and reclaiming are excellent ways to recycle and reuse the existing asphalt, which can lower project costs and reduce the environmental impact. MAC provides edge milling prior to asphalt overlays, complete mill off or reclaiming or asphalt parking lots.
Overlay
An asphalt overlay is a new section of asphalt applied over an existing paved surface. Since it uses the existing base layers of the asphalt rather than tearing them up, it is less expensive than a complete asphalt replacement. While an asphalt overlay won’t have the same lifespan as an entirely new paved surface, there are steps to extend its useful life. MAC repairs all areas that are potholed, excessively alligatored or have subgrade damage to maximize the life of the overlay. Tack-Coat ensures proper adhesion to the existing surface. Surface grade asphalt is installed to a pre-specified compacted thickness.
Striping & Pavement Marking
One of the first things customers and visitors notice about a facility is the parking lot. The color contrast of a newly striped lot is attractive and a good indication that the property owner emphasizes maintenance. Well-marked lots enhance safety and convenience for residents and tenants.
